When a buyer first enters the market, everything is new and exciting. They’re scrolling through dozens of listings, exploring suburbs, setting filters for bedrooms, bathrooms, car spaces, price ranges — and building their shortlist.

But over time, their behaviour changes.

Once buyers are actively searching — often daily — they stop browsing everything. Instead, they head straight to their preferred portal, select their saved criteria, and sort listings from “newest to oldest.” That means your property is most visible to the most serious, purchase-ready buyers right when it first goes live.

If it doesn’t catch their eye in those early days, it may never be seen again — even by perfect-fit buyers — simply because it’s been pushed down the feed.

This is also why making price adjustments on older listings often doesn’t work. Motivated buyers have already seen your property — or missed it entirely — and they won’t be notified of the change. To them, it’s still just an old listing.
